Here is my review for the most part. Things have been great. They have been some exceptions I’m in One Van Der Donck and on the second floor. The compactor room door does not close. I find that to be an issue to me overall everything has been great.

Just love the ambiance in the waterfront, the building, and in my apartment. We all look forward to coming home. The lobby always has this Amazon scent. My guests have compared it to walking into a spa. It’s quite lovely.

It has gotten a little better around here. I do suggest a community room to accommodate the residents. There is currently an empty space in Van Der Donck now that is not occupied. We would like to use that space for resident community things.

The staff is always friendly and very helping. Love surrounding neighborhood with easily accessible quick marts, burger and pizza spots, and shopping. The train being close by is also a bonus. Love how maintained everything is as well. Highly recommend!!

The building’s common spaces need better upkeep. Carpets are curling the hallway. Paint is scuffed all over the buildings. Windows are missing screens.

Hudson Park is great location wise as it provides easy access to down town Yonkers (Main st, Getty Sqaure etc.) Close to train & bus. Nicely decorated area during the holidays, friendly neighbors.

Moving in was one for the books it was a heck of a process dealing with multiple different people to help us with our move in, and no communication at all. I’m moved in and so far my building concierge are nice and the building is quite.

I love my apartment and its location. The concierge staff is great - friendly and helpful. What has been hard is the amenities. The elevator has gone down quite a bit in the past year for days and up to a week which is hard on those of us that have medical issues. The time that it takes to get the locked doors in the garage fixed or our intercom/buzzer system fixed has taken months. All in all, I love living in the complex, I just hope that the timelines to fix property issues gets better

I am a proud tenant moving here was one of the best things that happened to me. The services is awesome Michael Vargas always available when needed, maintenance. Staff is very thorough concierge Brittany very good customer service. For the 2+ years that I’ve been here everything has been great. There are some things that I feel that needs to be addressed. in 1 Van Der Donck On the second floor, the compactor room door used to close by itself now when you open it, it doesn’t close the Anymore and needs to be looked at the carpet needs to be clean and I would like to see the security cameras throughout the complex also, with the parking garage, I noticed visitors wait until you exit to come in that raises a safety issue

Been living here for over 7 years now. Overall still a very nice place to live, quiet neighborhood with nice places to eat/hangout, and friendly staff. However, I’ve experienced some disturbance from a neighbor’s dog barking for hours throughout the day most days. The barking is so loud that you can still hear it from the farthest room inside your apartment, even with the door closed. I’m aware that the neighbor and management have been informed, however this disturbance is still ongoing and has been for a few months now. This is definitely not a reflection of the entire complex, but it has been my experience living here as of late.

As a long time resident I’m disturbed by the nightly loud noises in the lobby. Unfortunately my apt is close to the lobby and the elevator. It would be great if my fellow residents could be more considerate. I have spoken to the evening concierge to no avail.

It could be better. This community is not as secure with the garage door constantly out of order and the side door on Van Der Donck not locked at all leaving us vulnerable. Anyone could walk through that gate. The security we deserve does not warrant the rent we pay. Please fix it otherwise you will continue to lose tenants.

Amazing view and the area is very well kept. We have access to a lot of facilities and services that include 2 gyms. The Concierge Service has personnel that are friendly and welcoming. I recommended someone to move to this area and it looks like Riverclub will be the way to go!

Management of this complex leaves much to be desired. Communication is difficult and taking care of a pressing issue in a timely manner is practically impossible. Maintenance is hit or miss depending in who is servicing the building at the time. The price is great for the size and the easy commute to the city, but some buildings are more well kept than others and it shows.

Have met some very people in our building. The maintenance team and concierge (weekdays/evenings) are outstanding. There's a definite sense of community within VanDerDonck. Wouldn't want to live in any of the other sites. 💜💛❤💛💜

It’s been a pleasure living at the Hudson Park Community. The location at the heart of Yonkers, along the riverfront, nearby the train station, local community amenities, and shops and dining couldn’t be any better. The staff is incredible!

We just moved inn so far the staff have been very helpful with the transition, the apartment have a very spacious master bedroom and closets, the living room could use sealing lights as I don't like standing light lumps, kitchen could use more space to move around

As much as I love it here the rent is becoming unbearable. The neighborhood is becoming a bit unsafe and noisy. Fix it otherwise keeping tenants is going to continue to become more difficult to attain.

Si far very happy with the apartment finish and amenities. Just move in but overall all is perfect. Parking garage is nice a toastie every time I come from outside the door windshield is fogged but I think it is going to be good during the winter.

So far it has been extremely difficult to get in touch with anyone throughout this process, including applying, signing the lease, and scheduling move in. Today, for example, I’m supposed to move in tomorrow and I am not getting information about move in time or reserving the elevator. The phone number for the concierge is going to a full voicemail box. The main office rings until the call disconnects.

I've had an excellent experience so far! Some rooms have decent views but we chose a room that has a perfect mix of city, water, and mountain views. Maintenence responds accordingly and in a timely manner. And these rooms are big! Highly recommended, coming from someone who was iffy about the Yonkers area 😊

The apartment itself is alright, though there are several things that are ignored that HAVE to be fixed about the building like pests and other issues that make leasing agents in the office recommend AGAINST renting in the building. Constantly having maintenance requests put on hold and not taken care of and management being scattered, dismissive, and/or prioritizing other buildings' residents over this building's have led to a poor experience that is only salvaged by the waterfront the properties are situated on.

Just renewed my lease at Hudson Park South, Management is good, concierge are top and maintenance personal respond fast. I enjoy living here, contemplating the view and walking in the surroundings is a wonderful experience (Relaxing) I haven't used the gym much but it has decent equipment and is well maintained. Parking lot is ok, it has a close circuit surveillance system.

The attempts to foster and pretend to value an apartment community because it's a cheaper alternative to solving real problems with the building and improving quality of life for it's residents are pretty obvious. Unfortunately, occasional food in the lobby doesn't make up for the lack of parking, broken plumbing, tiny and inconvenient appliances or unresponsive administration team. They won't read this.

I have lived here for 3 years and my experience has been great. The improvements to the property is nice. The staff really takes time with the residents. There is no noise in the evening which gives a peaceful feel to the area. Being so close to public transportation is a plus.

The greatest entry door staff and cleaning staff that I have ever experienced while living in an apartment. The entry door staff gracefully assists with providing our packages. The cleaning staff keeps the apartment hallways, elevators, and common spaces extremely clean. My only complaint is the apartment maintenance. It appears more staff is needed. All heaters and AC units in every apartment should be replaced.

It is great here during the winter months. I would give a better review if it wasn't so noisy in the warmer months. When they took away our community room, it destroyed us. We should have access to the amenities that Riverfront has because they are s part of Hudson Park. I wouldn't mind going swimming......

I enjoy living at Hudson park south because the location is so convenient. The staff is always helpful and friendly. I have lived here almost three years and rarely have issues with repairs in my apartment. The peace and quiet is the best. Once I arrive home from a long day at work, I can relax and not worry about noise.

So far my experience have been great. The process has been super seamless. Everyone is so welcoming. We move in late November, so we hope this great service continues and its not something that ends. Lastly! SABRINA!!!!! she amazing, she helped us out a lot. I appreciate her honesty, she was trying to upsell us, she was honestly trying to help us and give us what we were looking. She super patient!! I will be recommending people to her! Hopefully this could a place we stay in long-term. Thank you all

I would give it 5 stars if the grout for the bathroom tiles were updated. It is rusted in my unit and there are gaps in the grout lines. other than that I have no complaints

The community seems nice and the apartment looked good, but I haven't been able to build up enough experience to really build up an opinion of any sort of substance due to the limited amount of time I have spent within the apartment and community thus far.

Hudson Park is a solid community. The front desk and maintenance staff are responsive. Residents do not always take care in the hallways so corners of halls and the carpets are constantly needing attention

Rent goes up about $400 every year. Apartment is modern. Sometimes it feels like high school. The gym is decent. A pool would be nice for the summer. It’s not fair other buildings have access to our amenities but we don’t have access to theirs.

Garage doors have been out of service for a MONTH. This represents security for us against the homeless who get kicked out of the train station when it closes at 2am, and the local knuckleheads wandering around at all hours of the day. Where is the proactive push to secure tenant safety? Safety is an amenity you cannot put a price on. Security is not always on site during the overnight hours. There are no excuses for NOT getting these doors repaired...

For the past few months Inhave not been feeling safe in this community. The garage doors are constantly breaking down. That makes the residents and their cars vulnerable. Anything can happen. I shouldn't have to rely on courtesy officers when I leave my house just tonget to my vehicle. People also leave that side door next to the garage open. I am referring to 1 van der donck. I am losing faith here. I am a long time resident and for the last 7 yrs I was NEVER late with my rent and to feel this way is no good. I am considering leaving Hudson Park for this very reason

I love living here but the neighborhood is going down. Ppl are nitcleaning up behind their dogs and constantly trashing the boardwalk and the water. It us usually ppl who do NOT live in hudson part or directly on the water front.

Staff service is poor. I have faced a lot of problem getting an incovered parking spot. It took me 2 months to get one and a lot of pains. Hope this gets improved.

I have been a resident for a year and a half, it’s been a safe comfortable living environment. The neighborhood is quiet and I feel so at ease when I come home. It has been a pleasure to live at Hudson park. I am so happy I made this choice to call this place my home.

Doors are always broken to come into the building .. the hallways smell like weed . No one is available at the concierge. They say They are there from a certain time to 11 PM and sometimes there’s nobody there at 9 PM..:

There’s no denying the gorgeous view. However, I put in a service request and haven’t heard anything back. Also, people drive like maniacs near my building. We have 2 dogs to walk and are always on high alert.

The best experience I've had so far moving in NY! The application was very smooth as well as the move in process, shout out to the maintenance team for being so so helpful! Building is kept clean and staff is very friendly, very quick replies to maintenance requests, overall an excellent experience!

Some of the community residents are terrible neighbors..play loud music all hours well past .11PM. Allowing their dogs to bark continually. Trash not properly disposed of The neighborhood residents everyday when the weather is warm congregate outside fighting, have their cars parked causing cars to back up. Then play music from the cars right outside residents windows.. Perform sexual acts in Their vehicles....throw their trash out their cars onto the sidewalk The poor hard working maintenance staff have to clean the sidewalk along the building everyday... And some of the residents allow their pets to poop in the garage.. The cops will address the issue but as soon as the cops leave The music is back on... One of the residents yelled "hey turn down your music...they individuals responded with expletives and threatened to "empty my clip" aka shoot the tenant here in Hudson Park South... SMH So my experience here... Is like a ... living in a expensive Housing project...

I would love to give Hudson park 5 starts, however the amount of noise and music played on the water at night, and this constant disturbances of the loud people make it difficult. Perhaps if the police were more involved.

I'm happy to be a resident here. However, my biggest complaint is that some people allow their dogs to urinate in the hallway and do NOT clean it up. How disgusting!

There are some changes in the community that have made it difficult to enjoy my residency recently. Smoking in a non smoking building and some inconsiderate neighbors durning quiet hours have made it challenge recently.

I have lived here over a year. It has a great experience. Peace and quiet when I come home. Clean building and comfortable neighborhood. The restaurants in the area are also a plus. Very close to transportation to commuting to Manhattan. I would recommend Hudson Park to anyone looking for a quiet environment for living.
